For self-managing landlords in England

Your AST template died on 1 May 2026

Assured shorthold tenancies no longer exist. Every tenancy in England is now an assured periodic tenancy, and an agreement built on the old regime is somewhere between misleading and unenforceable. If your template mentions a fixed term or section 21, it belongs in the bin.

Why this matters

LandlordKit’s agreement is drafted for the new law: periodic from day one, section 13 rent reviews, the pet request rules, the correct ending provisions for both sides. It comes with the guarantor agreement, inventory, deposit paperwork and a deadline checklist, because the agreement alone was never the whole job.

What changed on 1 May 2026

Your old tenancy agreement, marked up against the new law.

Four clauses from a typical pre-May 2026 template. Each one now says something the law no longer allows.

2. TermThe tenancy is for a fixed term of 12 months from the start date. The tenancy is monthly periodic. It has no fixed term and no end date.
16. Ending the tenancyAt the end of the fixed term the Landlord may end the tenancy by serving two months’ notice under section 21.The Landlord may end the tenancy only with a court order on a Schedule 2 ground, after serving notice under section 8.
10. RentThe rent will increase by 3% on each anniversary of this agreement. The rent may be increased once a year by a section 13 notice on Form 4, giving at least two months’ notice.
7. PetsNo pets are permitted at the Property. The Landlord will respond to a written pet request within 28 days and will not unreasonably refuse consent.

All four are already fixed in the LandlordKit tenancy agreement. Read its first page

Straight answers

What this is, and what it isn’t.

It is

  • Templates and systems written for England’s rules as they stand after 1 May 2026.
  • Editable Word and Excel files. No account, no lock-in, no subscription.
  • Plain English, with the legal basis printed next to every duty.

It isn’t

  • Legal advice. For a dispute or a possession claim, instruct a solicitor. The kit tells you when that moment has arrived.
  • For Wales, Scotland or Northern Ireland. They have their own rules.
  • Frozen in time. Where figures move, the documents tell you to check gov.uk rather than pretend they won’t.

Questions

What happens after I pay?

Stripe takes the payment, then sends you straight to your download page. One zip file with every document in your tier, ready to open in Word or Excel. If you ever lose the files, restore your download with the email you paid with.

Who writes these documents?

People who manage rented property day to day, working from the legislation and government guidance as it stood in July 2026. Every duty in the compliance calendar lists its legal basis next to it, so you can check any of it yourself.

Does this work in Wales, Scotland or Northern Ireland?

No. Renting law is devolved and the other three nations have their own systems. LandlordKit is written for England only, and we would rather lose the sale than sell you the wrong documents.

What will my card statement say?

PAPERWORK LABS, the company behind LandlordKit. Payment is handled by Stripe, so your card details never touch this site.

Is this up to date for the new law?

Yes. Every document is written for the regime in force since 1 May 2026: assured periodic tenancies, no section 21, section 13 rent increases, the pet request rules, the PRS database and ombudsman. If you are still using an AST template, that is exactly the problem this fixes.

Is this legal advice?

No. These are professional templates and systems for you to adapt. For disputes, possession claims or anything unusual, use a solicitor. The kit tells you when that moment is.

What format are the files?

Word documents you can edit and reuse forever, and Excel workbooks with the formulas already built. Nothing is locked, nothing expires, no subscription.

I have more than one property. Do I pay per property?

No. One payment, use it across your whole portfolio, forever.

Why not just download free templates?

Free templates are how landlords end up serving invalid documents. Most were written for the old AST regime and have not caught up. One invalid notice or one missed deposit deadline costs more than every tier of this kit combined.

Can I upgrade later?

Yes, just buy the bigger tier when you want it. Nothing is credited across tiers, so if you think you will want the full system, it is cheaper to start there.

The law has already changed. Your paperwork can catch up tonight.

Download in two minutes, start with the tenancy agreement, then work down the calendar.
